How Listings Are Verified on Property Finder

Every listing on Property Finder has a Regulatory information section. It shows the agency’s and agent’s license numbers, plus an official QR code you can scan to confirm the ad is approved by the government. The best listings go further: a Verified badge means our quality team has checked the details, and a SuperAgent badge marks agents with a strong history. Here’s what each signal means and how to use it.

What the Regulatory information section shows

Scroll down on any listing page and you’ll find the Regulatory information panel. Every listing comes from a licensed agency, and this is where you can see it for yourself:

  • Reference: the agency’s own number for this listing, useful when you call or email about it
  • Listed: how long ago the listing went live, a quick freshness check
  • Broker License: the license number of the agency advertising the property
  • Agency name: the licensed agency behind the listing
  • Zone name: the official zone the property is registered in
  • Agent License: the license number of the agent
  • QR code: the official government code for this ad

Scan the QR code to check the official record

  1. Open the listing and scroll to Regulatory information.
  2. Point your phone camera at the QR code (in the app, take a screenshot and scan it from your gallery, or long-press the code).
  3. The code opens the official government page for this ad. For Dubai listings, that’s the Dubai Land Department’s Trakheesi page.
  4. Check that the details on the government page match the listing you’re viewing.
Looking for the permit number? Permit numbers no longer appear on Property Finder. This follows Dubai Land Department instructions. The QR code replaces them: scan it and you go straight to the official record of the ad, which is more reliable than reading a number off the page.

The badges that mark the best listings

Beyond the license details, two badges help you spot the listings and agents that stand out:

  • Verified badge: our quality team checked the listing’s details, including photos, price, and documents, before it went live. Verified listings also appear higher in search results.
  • SuperAgent badge: given to agents who respond quickly, keep their listings accurate, and have completed sales and rentals. A SuperAgent is a strong sign you’ll get fast, reliable answers.
  • Agent profile: tap the agent’s name to see their license, their other listings, and how long they’ve been active

When you’re comparing similar homes, a Verified listing from a SuperAgent is the quickest way to a smooth viewing and an accurate picture of the property.

Seen the same property somewhere else?

You’ll sometimes see a property reposted on social media or other sites. Those posts don’t go through these checks. If you spot a home elsewhere:

  • Come back to the listing on Property Finder, where you can see the license details and scan the QR code
  • Contact the agent through the listing page, so there’s a record of the conversation
  • Be careful with any ad that has no license details or QR code, or that asks for money before a viewing

Help us keep listings accurate

If something on a listing doesn’t look right, like an old price or a property that’s no longer available, use the Report button at the top of the listing or the Report this listing here link at the bottom of the page. Our quality team reviews every report. The full steps are in How to report a property listing on Property Finder.

Ready to start your search? Verified listings appear at the top of your results, so you’ll see the checked ones first. Start your search on Property Finder.

Frequently asked questions

Search or browse questions about how listings are checked.

Where is the Trakheesi permit number?

Permit numbers no longer appear on Property Finder. This follows Dubai Land Department instructions. Every listing now has an official QR code instead: scan it to open the government record for the ad.

What does the QR code on a listing do?

It opens the official government page for that ad, so you can confirm the listing is licensed and its details match what’s advertised.

What does the Verified badge mean?

It means our quality team checked the listing’s details, including photos, price, and documents, before it went live. Verified listings also appear higher in search results.

What is a SuperAgent?

SuperAgent is a badge for agents who respond quickly, keep their listings accurate, and have completed sales and rentals. It’s a strong sign you’re dealing with an active, reliable agent.

How do I check an agent’s license?

Open the Regulatory information section on the listing. It shows the agency’s Broker License and the Agent License number. You can also open the agent’s profile to see their license and other listings.

What if a listing doesn’t look right?

Use the Report button at the top of the page, or the Report this listing here link at the bottom, and our quality team will review it. If you found the ad outside Property Finder, check the listing here first and don’t pay anything before a viewing.
