About Pay Monthly
What is Pay Monthly?
Pay Monthly is a rent now pay later payment option available on selected Property Finder listings, powered by Keyper. It lets you split your annual rent into a manageable monthly rent payment over 12 months using your debit or credit card instead of paying upfront in cheques.
How does Pay Monthly work?
Once you find an eligible listing, you verify your income, choose your home, and sign your tenancy contract. Your landlord receives their payment as agreed, while you pay rent monthly in 12 installments instead of traditional cheques, simplifying how you handle your monthly rent in Dubai.
How is this different from paying with cheques?
With Pay Monthly, you can pay rent using credit card or debit card solutions across 12 installments instead of using post-dated cheques. Your landlord still gets paid as agreed, while you use pay rent with card convenience to keep more cash on hand each month.
Is Pay Monthly safe and regulated?
Yes. Pay Monthly is powered by Keyper and operates in line with UAE rental regulations. Payments are processed securely.
Eligibility & finding a listing
Am I eligible for Pay Monthly?
You need a minimum monthly income of AED 8,500, an annual rent between AED 30,000 and AED 400,000, and a UAE-issued credit card for paying rent or a local debit card. The service is available for residential tenants in Dubai and . Some senior or ownership-level employment roles are not currently supported. American Express is not accepted.
Can freelancers or new UAE residents apply?
Yes. Applications from freelancers, business owners, and new UAE residents are reviewed on a case-by-case basis based on the income and documents you provide.
How do I know if a listing has Pay Monthly?
Look for the Pay Monthly badge on the listing. You can also filter your search on Property Finder to show only listings with this payment option available.
What types of properties are eligible?
Pay Monthly is available on residential listings in Dubai and with annual rent between AED 30,000 and AED 400,000. Commercial properties and short-term rentals are not eligible.
What if my income is below AED 8,500?
You won't be able to use Pay Monthly with an income below the AED 8,500 minimum. Property Finder still has thousands of listings available to rent through the standard process.
Application & income verification
How do I get started?
Tap the monthly payment button on any eligible listing and follow the steps to verify your income and complete your application. The whole process happens within Property Finder.
How long does income verification take?
If you connect your bank securely, verification is instant. If you upload bank statements manually, it can take up to 1 business day.
What if my income verification is rejected?
You can resubmit your bank statements make sure they clearly show your name, account details, and income for the last 3 months. If the issue continues, contact our support team.
Is connecting my bank securely safe?
Yes. Bank connections are encrypted and read-only no payments can be initiated from this connection. It's only used to verify your income.
How is my rental power calculated?
Your rental power is the maximum budget you've been approved for based on your verified income. Our backend monthly rent calculation checks your financial profile dynamically, acting as a built-in monthly rent calculator. The final approved figure appears on your application dashboard once your verification is complete.
How long is my application valid for?
Your income verification is valid for 90 days. If you don't sign your contract in that time, your approval expires and you'll need to verify your income again to start a new application.
Documents
What documents will I need?
After approval you'll need to upload your Emirates ID, passport, and bank statements (if you chose manual income verification). Documents are reviewed within one business day.
What documents does my agent upload?
Your agent uploads documents related to the property and tenancy on your behalf including the tenancy contract, the unit's title deed, and landlord verification documents.
My document was rejected what should I do?
You'll see the rejection reason directly in the app. Make sure your documents are clear, valid, and that the details match your application. Then resubmit them.
Signing & first payment
What is the TPMA?
The TPMA (Tenant Payment Management Agreement) is your tenancy contract under Pay Monthly. It outlines your rent amount, your monthly payment plan, and the terms of your tenancy.
What payment methods are accepted?
UAE-issued credit or debit cards. Making a credit card payment for rent helps you build flexibility, allowing you to pay rent through credit card accounts seamlessly. Please note that American Express is not accepted and you must have a local UAE bank account.
When is my first payment due?
Your first payment is due before your landlord's first transfer is initiated. Make sure your card is active and has sufficient funds before this date.
What's included in my first payment?
Your first payment is a single charge that covers your first month's rent, the Digital Management Fee (Keyper's service fee), and your security deposit. You'll see the full breakdown on your dashboard before you confirm.
Where can I view my signed contract?
After signing, you can view and download your signed contract from your dashboard at any time.
Ongoing payments
What happens if I miss a payment?
We'll automatically retry the charge up to two times the same day. If it still fails, an AED 1,000 late payment fee applies. If the payment remains unresolved, an additional AED 100 per day applies, capped at AED 3,000 total. You can retry the payment yourself anytime from your dashboard.
My payment failed what do I do?
Check that your card is UAE-issued, the card details are correct, and you have sufficient funds available. You can retry the payment from within the app. If the issue continues, contact our support team.
Can I change my payment card after signing?
Yes. You can update your payment card at any time from your application dashboard or your Property Finder account settings.
How do I view my upcoming payments?
Open your application dashboard on Property Finder. You'll see your full payment schedule, including upcoming amounts and dates.
Termination & disputes
Can I cancel my Pay Monthly contract?
Yes. You can end your tenancy early, but fees will apply as outlined in your contract. Contact our support team to start the process and get the exact breakdown for your contract.
How do I dispute a payment or charge?
Contact our support team with your application reference, the date and amount in question, and a short description of the issue. We'll investigate and keep you updated.
What if I have a dispute with my landlord?
Disputes between you and your landlord for example about maintenance or property condition are handled separately under your tenancy contract. If the issue affects your rent, contact us and we'll help where we can.
Can I cancel before signing my contract?
Yes. You can stop the application at any time before signing. Your income verification stays valid for 90 days, so you can use it to apply for another property within that window without verifying again.
What if my income changes during my tenancy?
Contact our support team as soon as possible. We'll review your situation and let you know what options are available based on your contract terms.
Will I get my security deposit back?
Your security deposit is held under the terms of your tenancy contract with the landlord and is returned at the end of the tenancy in line with those terms. Contact us if you need help with the return process.
Credit & reporting
Does applying or being rejected affect my credit score?
No. Applying for Pay Monthly or being rejected does not affect your credit score.
Are missed payments reported to the credit bureau?
Yes. Once your tenancy is active, your monthly payment behaviour is reported to the Al Etihad Credit Bureau (AECB). Missed or late payments will negatively impact your AECB credit score, while paying on time supports your credit profile.
