What is Rent in 12?
Rent in 12 is Property Finder’s monthly rent payment option, powered by Keyper. Your tenant pays their rent by card across 12 monthly payments, and you receive your rent on the schedule set in your tenancy contract. It was previously called Pay Monthly.
Why sign with a Rent in 12 tenant?
Rent in 12 tenants are vetted and pre-qualified through a screening process that covers affordability, income verification, and identity checks. Every tenant has to meet the eligibility criteria before they’re approved.
Receiving your rent
What does receiving my rent through Rent in 12 mean?
You receive your rent payments directly into your designated bank account, on the payment frequency and payment dates set in your tenancy contract. There are no physical cheques to collect and nothing to reconcile manually.
How will I receive my rental payments?
Rent is paid directly into your bank account, and you receive an updated payment advice letter with each transfer, so every payment is documented.
How many payments will I receive, and when?
The number of payments and the dates are agreed before the tenancy is signed, and they’re set out in your tenancy contract. They don’t change afterwards.
Your agent or the Keyper team will confirm the schedule that applies to your tenancy before you sign.
Missed payments
How does Rent in 12 reduce the risk of default?
Tenants go through a screening process before you receive an offer, which confirms both credit worthiness and affordability. Rent is then collected automatically from the tenant’s registered card rather than a cheque, which removes the failures caused by damaged cheques, signature mismatches, and insufficient funds on the day.
If a charge fails, it’s retried automatically and the tenant is notified and charged a late payment fee.
What happens if a tenant misses a payment?
Your tenancy agreement remains fully enforceable. You keep the right to pursue standard legal remedies under UAE tenancy law, including proceedings through the Rental Dispute Centre (RDC).
We’ll provide dated evidence of the missed or rejected payment if you need proof of non-payment.
