If a payment fails
If one of your automated monthly rent payment charges doesn’t go through, we retry the charge up to three times the same day, and you’ll be notified each time. Most failures come down to a card limit, an expired card, or insufficient funds, and you can fix them from your dashboard.
If the payment still hasn’t gone through after that, a late payment fee of AED 1,000 applies. If it remains unresolved, an additional AED 100 per day applies, capped at a total of AED 3,000.
You can retry your payment yourself at any time from your dashboard to stop the daily fee. Late payment fees are applied automatically. If you think one was charged in error, email paymonthly.support@propertyfinder.ae with the date and the amount and we’ll look into it.
Ending your tenancy early
Rent in 12 tenancies are fixed 12-month contracts. If you need to end yours before the 12 months are up, the steps and any fees that apply depend on where you are in your cycle and how you handle your monthly rent in Dubai. There’s no standard notice period. Early termination is settled financially, as set out in your contract.
You’ve signed and paid, but your landlord hasn’t been paid yet
This usually applies if you signed recently and your tenancy hasn’t fully gone live. The pending payment to your landlord is frozen, and you have two options:
- Hold your funds for a new property. Your first payment can be applied to a new tenancy and a new contract.
- Request a refund. Funds are refunded to the card you paid from. Refunds can take up to 14 business days, and any administrative or processing fees are deducted before transfer.
You’re mid-tenancy and want to end it before the next landlord payment is due
The pending landlord payment is frozen and your outstanding liability is calculated. That covers any unpaid instalments due up to your termination date, plus an early termination fee equal to the remaining Keyper management fees for the rest of your contract. If there are surplus funds after everything is settled, those may be refunded to you.
You want to end your tenancy after a landlord payment has already been made
Once Keyper has paid your landlord, those funds can’t be refunded. You’ll be liable for all outstanding instalments that cover the landlord payment already made, plus the early termination fee, which is the remaining Keyper management fees for the rest of your contract. Any partial payments are applied toward your outstanding obligations and don’t reduce your overall liability.

If you change your mind before signing
If you’ve started your application but haven’t signed your contract, you can stop at any time. Your approved budget has an expiry date, shown on your dashboard, so you can use it to apply for a different property until then without verifying your income again.
Once you’ve signed your contract and made your first payment, your tenancy is active and the early termination scenarios above apply.
Disputing a payment or a charge
If you believe a payment, fee, or charge on your account is incorrect, get in touch so we can investigate. Have these ready when you contact us: your application reference or contract ID, the date and amount of the disputed payment or charge, a short description of the issue, and any supporting screenshots or documents.

Disputes with your landlord
Rent in 12 handles your monthly rent payments. Disputes between you and your landlord, for example about maintenance, the property condition, or your move-in date, are handled separately under your tenancy contract. If a landlord-related dispute affects your rent or your tenancy, contact us. We can review your account and help coordinate where appropriate.
How payments affect your credit
Applying for Rent in 12, or being rejected, does not affect your credit score.
Once your tenancy is active, your monthly payment behaviour is reported to the Al Etihad Credit Bureau (AECB). Missed or late payments will negatively affect your AECB credit score, while paying on time supports your credit profile. Keep your card details up to date and check you have sufficient funds before each payment date to avoid any impact.

Can I cancel my Rent in 12 contract?

Once your tenancy ends and any outstanding payments are settled, you can delete your account in the normal way.

How long does my approval last?
Your approved budget has an expiry date, shown on your dashboard. It’s usually around 90 days from approval, but read the date on your dashboard rather than counting days.
Once it expires, verify your income again to get a new budget. You can use the same approval on as many homes as you like until then.
Does Rent in 12 affect my credit score?

There’s one exception. If you see a message saying your email or phone number is already linked to an existing Keyper account, email support-rnpm@realkeyper.com with the subject Property Finder - Account Linking Issue. Only Keyper can unlink an account.
